How long does dry lining last?

Properly installed dry lining will last the lifetime of the building — typically 50+ years for the plasterboard itself, and indefinitely for metal stud components.

Lifespan by component:

• Standard plasterboard: 50+ years (some 19th-century lath-and-plaster ceilings are still going strong)
• Metal stud (galvanised): 100+ years — non-corrosive in dry interior conditions
• Jointing compound: 30+ years (may need re-decoration sooner)
• Insulation: 50+ years (PIR and mineral wool are stable for the lifetime of the building)

Common failure causes (all preventable):

• Water damage from leaks — address plumbing issues immediately
• Damp penetration from outside — maintain pointing, render, and DPC
• Impact damage — use Type D (impact-resistant) board in high-traffic areas
• Poor original installation — choose a contractor who works to BS 8212
